Private Money Lender (PML)
What is PML? PML stands for Private Money Lender.
Private Money Lenders are normal working or retired professionals who have extra money and want to diversify their investments. Typically they have this extra money in a savings account, stock market, 401K, or IRA. They would borrow from their investment to invest in Real Estate for a safe return backed by Real Estate. Private Money Lenders are just normal people like mothers, fathers, friends, or working professionals who would like to make a little more on their extra money backed by Real Estate.
Our Private Money Lenders wanted to get into Real Estate without doing fix and flips. They wanted to invest passively in Real Estate and we provided that to them by becoming one of our Private Money Lenders. They receive an 8%-12% return on their money secured by Real Estate. That is much more than they are receiving in CDs, 401Ks, and Savings Accounts.
Our Private Money Lenders typically lend $20K-$100K per property/transaction depending on their current financial situation.

Purchasing & Funding Process
Acquisition
We complete and sign a Real Estate Purchase Agreement to buy a home at a huge discount that needs some work, but is liveable. The home may be located in your state or any other state across the country.
Title Company / Attorney
The Signed Real Estate Purchase Agreement is sent by us to the Title Company/Attorney for their processing. Once the title search is completed and all the other necessary documents are prepared it is now time to fund the deal.
Funding
This is where you come in as a PML You would safely and securely wire your funds directly to the Title Company/Attorney (you will not wire your money to us).
Closing
Once all the necessary documents have been submitted, completed, and signed, you will then receive your promissory note, deed of trust, and title insurance. This proves that your money has been secured by purchased Real Estate.
Monthly Payments
Our private money lenders enjoy fixed monthly payments for 5 years. For example:
Loan $30K for 5 years at 12%=$667.33 per month
Loan $40K for 5 years at 12%=$889.78 per month
Loan $50K for 5 years at 12%=$1,112.22 per month
Our private money lenders enjoy receiving 8-12% on the outstanding balance of their loan, thus enjoying some principal back every month.
